Job Summary:
Perform building maintenance and repair work contributing to a functionally efficient, safe and attractive work environment for staff and visitors. Assist in assuring that building operating systems are working correctly and building procedures are followed. Carry out modifications as directed.
Job Responsibilities:
1. Perform spackling and painting as required.
2. Perform caulking as instructed.
3. Clean air diffusers at scheduled intervals.
4. Change air filters at specified intervals.
5. Perform minor repairs to wood floors, tile floors and concrete floors.
6. Replace ceiling tiles as needed.
7. Replace light bulbs; check all emergency exit lights regularly for proper functioning; do some ballast work as specified.
8. Open office panel and systems furniture reconfigurations and movement of equipment.
9. Exercise Fire Pump weekly and perform fire extinguisher checks monthly.
10. Assist in monitoring and adjusting HVAC controls.
11. Monitor chilled water and/or boilers regularly for proper water flow and water temperature.
12. Handle minor plumbing repairs and maintenance.
13. Perform carpentry and drywall chores.
14. Learn and support security procedures for the facility.
15. Monitor contractors' adherence to building procedures.
16. Escort contractors in the building and assist them as indicated by supervisor.
17. Perform removal of consolidated trash from building to dumpsters each morning.
18. Back-up for polishing outside brass.
19. Monitor and perform outside cleanup on daily basis.
20. Clean generator area weekly.
21. Perform pressure washing and snow removal as required.
22. Clean mechanical rooms, electric closets, telephone closets, freight elevator and storage areas.
23. Check regularly for safety hazards in hallways and other areas of facility.
24. Support objective of maintaining good appearance throughout the building.
25. Back-up for secure lock-up of building at end of business day.
26. Clean mechanical rooms, electric closets, telephone closets, freight elevator and storage areas.
27. Perform day time cleaning chores that cannot wait for night time cleaning crew. Clean up beverage spills promptly. Clean restrooms, showers, pantries, empty trash etc. as required.
28. Must be able to perform work on ladders and lifts at heights up to 30 feet.
29. Must be available for emergency calls as required.
30. Must be a part of the on call facilities assistant program.
31. Must be able to perform all job responsibilities safely with all appropriate personal protective equipment being used
32. Perform other duties as assigned by supervisor.
Key Working Relationships:
Internal: Immediate supervisor, other Facility Unit staff, Facility Director.
External: Outside Vendors and Contractors.

Physical Requirements/Environment:
1. Ability to lift 50 lbs. Sufficient stamina to perform physical work for a period of time without becoming weary.
2. Work indoors and outdoors in heat or cold.
3. Ability to move efficiently around the building, handle routine ladder climbing, etc.

Personal Skills:
1. Ability to perform in the absence of supervisor at a certain level.
2. A strong service attitude.
3. Good initiative.
4. Ability to work closely with supervisor when indicated, but independently on routine work.
5. Conscientious, reliable.
6. Ability to communicate important issues clearly and promptly.
7. Willingness to work well as a team member.

Qualifications:
1. High school diploma.
2. Extensive three years verifiable work experience in building maintenance.
3. Working knowledge of painting, drywall, carpentry, plumbing, etc. sufficient to perform minor repairs and maintenance.
4. Experience with hand and power tools and safety procedures.
5. Prior technical or job related trade experience is a plus.
6. Prior military experince is a plus.
