Job Description
FACILITIES AND MAINTENANCE OPERATIONS MANAGERREPORTS TO: Director of Property and Risk Management FSLA STATUS: Exempt
RESPONSIBILITIES:
• Facility Management: Oversee the day-to-day operations of buildings and grounds, including HVAC, plumbing, electrical, and general upkeep.
• Project Manager for major repairs, renovations, and capital projects, ensuring timeline and budgets are met. Supervises contractors.
• Assist parishes and other ministries in obtaining qualified consultants and contractors and to review designs, perform work and inspect work.
• Ensures that selected contractors are properly licensed and insured.
• Maintenance Oversight: Schedule, prioritize, and manage preventive and corrective maintenance tasks to ensure facility safety and efficiency.
• Coordinates fire protection inspections, HVAC repair and maintenance, building security systems and light bulb replacements.
• Administers Auto Safety Policy
• Administers the hurricane emergency plan.
• Assists all parishes and ministries in the filing of insurance claims.
• Develops a budget for maintenance and upkeep of facilities, including capital projects.
• Regularly inspects all facilities and makes recommendations for improvement.
• Maintains a clean and safe working environment, ensuring compliance with federal, state and local regulations, including OSHA. Promotes a safe and healthy work environment.
• Provides 24-hour emergency services to parishes in case of fire, storm damage or other matters associated with claims.
• Maintains a file system for claims, contracts, blueprints, equipment warranties and manuals.
• Support the Church's spiritual and pastoral mission.
• Perform other duties as assigned.
SKILLS:
• Must have necessary mechanical and construction skills; knowledge of construction practices, heating, cooling and ventilation and maintenance practices.
• Must have good interpersonal skills and strong communication skills, written and oral.
• Must have a valid driver's license and his/her own transportation; Traveling around the Archdiocese will be required.
• Must exercise courtesy to fellow employees, parishioners and the general public.
• Must be a self-starter; well organized; perform multiple tasks and work with a sense of urgency.
• Must have ability to work in a team environment.
• Must have the ability to organize and prioritize tasks.
• Must have the ability to perform outlined tasks.
• Must have the ability to supervise others.
• Computer skills in Outlook, Word, Excel and other applications.
• Must have the ability to maintain confidentiality.
• Must satisfactorily complete the required background and reference checks.
• Must complete Archdiocesan Safe Environment training and other required training.
EDUCATIONAL REQUIREMENTS:
• College degree preferred.
• Three to five years of experience in facility management, construction management or property maintenance experience.
• Supervisory experience in a related field.
PHYSICAL REQUIREMENTS:
Employee is regularly required to sit for extended periods of time, stand, walk, reach with hands and arms, bend, stoop, reach above shoulder level and occasionally lift up to 50 pounds. Employee is required to use hands in repetitive motions, handles objects, talk and hear. Specific vision abilities required include close vision, depth perception and ability to adjust focus. While performing the duties of this job, employee will be required to inspect property in existing condition or under construction, necessitating the ability to use a ladder and enter into limited access areas.
WORK REQUIREMENTS:
Regular office hours Monday- Friday. Requires variable hours on occasion and on call response after regular business hours. Requires some weekend, holiday and evening work for events or the ability to arrange coverage.
