Job Description

Director of Maintenance and Grounds

Purpose: The Director of Maintenance and Grounds is a working managerial position designed to maintain both the church and school buildings and grounds in top condition to ensure full and productive use of facilities. To accomplish these tasks the Buildings and Grounds Supervisor must work closely with the Pastor, Business Manager, Finance Director and the Principal of the School and other staff as needed.

Reports to: Business Manager

Salary Range: $50,000 to $65,000 depending on the individuals' past work related experiences and specific skills as described in the job description.

Benefits: Pension, medical, dental and vision as provided by the Cleveland Diocese plans.

Qualifications:
1. High School diploma or equivalent.
2. Experience in building and grounds operations. Knowledge/Proficient in
mechanical, electrical, plumbing and carpentry.
3. Familiarity with computers and software relating to maintenance, inventory, and HVAC controls.
4. Ability to read chemical labels as well as able to read material safety data sheets (MSDS).
6. Ability to initiate and complete emailed maintenance request forms.
7. Have a valid driver's license, be able to drive, and qualify under the diocesan insurance carrier when driving a parish vehicle both as a condition of initial and continued employment.
8. Exhibit a Christ-Like behavior in all interactions with people and believes align with the St Columbkille culture to serve others. Maintains a positive attitude and works well with others.
9.Documented evidence of clear BCI and FBI background check and fingerprinting.
10. Virtus Protecting God's Children Trained
11. Holds or is qualified to obtain a Designated Asbestos Management certificate.
12. Available to respond to building and/or service emergencies (On Call 24 hours a day/ 7 days per week/365 days). Must be available for snow removal as weather and church activity schedules dictate outside of normally scheduled work hours.

Essential Functions/ Duties:
1. Maintains all parish properties including church, school, parish center, adoration chapel, rectory office and annex buildings and grounds in top condition to ensure full and productive use of parish facilities. This includes overseeing lawn mowing/landscaping, parking lot maintenance and snow removal. Ability to operate snow removal and salting equipment.
2. Follows the directions of the Business Manager about cleaning schedules and ongoing maintenance of the buildings and grounds.
3. Communicate effectively with all members of the parish and school administrative team and other staff members.
4. React to change productively and handle other tasks as assigned. Interacts with staff, students and the community in a positive and respectful manner.
5. Appropriately operate all equipment and machinery operate and check
regularly to assure they are safe to operate.
6. Oversees and manages any building or renovation projects with the guidance of the Business Manager.
7. Works closely with the school Cafeteria Manager to ensure all kitchen related equipment is working properly and for the cleaning of both the kitchen and the lunchroom.
8. Provides other general assistance as need by both the school and the parish staff such as setting up for meetings, events, etc...
9. Oversees both the night custodial crew for the school as well as assists with the volunteers who clean the church.
10.Participates in staff/administrative meetings and professional development as requested by the Business Manager and Principal. Meets with the business manager regularly review projects, purchases etc..
11. Regularly inspect and survey major equipment and operating systems as well as building envelope systems noting general conditions, needed repairs and potential concerns. Take corrective or preventative action where necessary and share information with Business Manager and Finance Director.
12. Maintain accurate vendor files for both past and present purchases.
13. Directly supervise and evaluate all custodial and maintenance employees.
Assigns personnel and leads/works directly on all projects and services, and monitors and inspects work performed.
14. Complete timely reporting on all building and equipment maintenance expenses and working directly with the business manager and the finance director on spending budgets.
15. Oversee all required national, state and local testing/certifications such as:
Fire Inspections, Asbestos Inspections, Bd of Health Inspections, Chair/Lift Inspections, Playground Inspections, Back Flow Prevention, etc. Assures compliance with appropriate laws, codes and regulations.
16. Keep accurate inventory of all tools, equipment and supplies for the maintenance and building/grounds department. Advise the business manager of necessary repairs or corrective actions or purchases.
17. Develop a preventative maintenance program for both facilities and equipment including the coordination of a capital improvement plan.
18. Coordinate the purchase of all maintenance and custodial supplies and equipment with the approval of the business manager and finance director.
19. Work directly with the principal and the business manager for the security of all buildings and grounds.
20. Ability to be trustworthy and practice confidentiality.
21. Ability to keep appearance neat and well groomed.
22. Participates in staff selection/hiring and orientation and training as requested by the business manager/principal.
23. Perform other related duties as assigned by the business manager, principal or pastor.

Physical Requirements/Environmental Conditions:
1. Requires prolonged sitting or standing.
2. Requires physical exertion to manually move, lift, carry, pull, or push heavy objects or materials.
3. Requires stooping, kneeling, crawling, bending, turning, and reaching.
4. Requires climbing and balancing.
5. Must work indoors and outdoors year-round.
6. Must work in noisy and crowded environments.
7. Must work in and around dust, fumes, and odors.
8. Must be able to drive a mechanical vehicle.
9. Must be able to work in high places.
10. Uses and wears safety and/or protective equipment, as appropriate
11. Follow proper safety protocols when using ladders, mechanical lifts etc.
12. Observe local, state, OSHA regulations and diocesan policies at all times.
13. Adhere to all diocesan health and safety policies, including all precautions of the Bloodborne Pathogens Exposure Control Plan.

About the Employer

We are a large Catholic Parish community located on Broadview Road in Parma within the Diocese of Cleveland Ohio. With approximately 3000 families, a school with nearly 4000 students kindergarten through grade eight, we have between 4000 and 5000 people who are registered at the parish. The parish has a new young pastor who is excited about forming disciples of Jesus Christ for the new evangelization.
