Job Description
The Senior Project Manager is a pivotal leadership role responsible for the end-to-end execution of commercial and residential construction projects. This role requires a data and systems mindset in high-volume project management.Reporting directly to the COO, this position will manage a team of General Managers who themselves represent each of the four major building trades: carpentry, HVAC, electrical, and plumbing. He will receive plans and designs from the VP of Pre-Con, executing and enhancing the plans as building begins. In these early stages of the construction company, the Senior Project Manager will oversee the development of each division's operational systems, logistical workflows, and efficiency metrics from the ground up.
As College Construction has an abundance of apprentices, this position must be highly attuned to the limited but growing capabilities of those training in carpentry, tracking their progression and efficiency at each stage of their training. The position will work closely with the Trades Dean of the College of St Joseph the Worker to ensure the students' skills are enhancing as expected.
KEY RESPONSIBILITIES
1. Project & Field Leadership
- Team Oversight: Work with the team of general managers of each trade set in order to organize and execute on jobs.
- Revenue Generation: Drive sustainability efforts by monitoring performance and task efficiency rates. Work closely with the CFO to ensure that costs and timelines are on target.
2. Scheduling & Logistics
- Schedule Optimization: Monitor, manage, and adjust the daily schedule to maximize billable hours. Route technicians efficiently to reduce drive time and fuel costs.
- Real-Time Coordination: Act as the "Air Traffic Controller" for the department. Shuffle schedules in real-time to accommodate emergency calls, job overruns, or technician absences.
- Communication: Maintain communication with field staff regarding job details, materials needed, and customer access requirements. Ensure prompt communication occurs with customers regarding arrival windows, delays, and changes.
- Debriefing: Debrief foremen at regular intervals to ensure job stage completion, correct billing codes, and proper data entry into the CRM. This will be something that will reduce in frequency as the system is learned.
- MEP Integration: Work in close lockstep with the Managers of the Plumbing, Electrical, and HVAC departments. Ensure excellent communication and collaboration with the MEP trades to avoid field rework and collisions.
3. Office & Inventory Management
- Permitting & Compliance: Oversee the application and filing of necessary permits with local municipalities and ensure inspections are scheduled and passed.
- Logistics: Ensure that needed materials are ordered and delivered to maximize efficiency.
QUALIFICATIONS
- Experience: 8+ years in construction project management, with a proven track record in commercial construction, residential construction, and fine finish work.
- Technical Skill: Proficient in project management software and advanced blue-print reading. A background in woodworking or carpentry is highly desired.
- Communication: Exceptional interpersonal skills; ability to command job sites of 40+ tradesmen and present refined updates to church boards, business owners, and high-end residential clients.
