Job Description

St. Philip Catholic Church in Falls Church, VA is hiring a full-time Facilities Manager to maintain the Parish buildings and grounds. This role monitors contract services, plans preventative maintenance, maintains daily logs, and manages custodial staff. The Facilities Manager directs regular and long-term maintenance, remodeling, and improvement projects for the physical plant and grounds of our Church, Rectory, Convent, and School.

Position includes, but is not exclusively:

Duties and Responsibilities:
• Monitor and oversee contracted services for grounds keeping, pest control, custodial and any other maintenance-related services.
• Plan and schedule routine and preventive equipment and appliance maintenance according to warranty/manufacturer specifications and safety considerations.
• Recruit, train, schedule and manage day and evening maintenance and custodial staff.
• Maintain file system for all contracts, blue prints, equipment warranties and service manuals.
• Develop procedures for after duty hours' emergencies including holidays and weekends.
• Be available for preparation, execution, and conclusion of Special Parish Events which occur occasionally (approx. 3-4x) throughout the year.

Facility and Grounds:
• Inspect facility daily; restock supplies as needed; address conditions needing attention
• Schedule 3rd party maintenance, repairs, & custodial work; evaluate and follow-up as needed
• Establish operating procedures/checklists as needed
• Serve as key operator for the HVAC control and other building systems
• Supervise the routine maintenance of the grounds
• Perform light grounds keeping as needed
• Serve as key operator for the security system

Safety:
• Attend Safety Officer meetings
• Update safety procedures as needed
• Interface with Diocesan Office of Risk Management for parish

General:
• Help with a variety of installation, repair and renovation to buildings including but not limited to electrical fixtures and switches, and semi-skilled tasks in construction, repair and maintenance of wooden structures and articles.
• Installation, repair and renovation of some equipment including metal and wood equipment, electrical appliances, valves, gas stoves, hot water heaters, sinks, commodes, hand basins, kitchen appliances, heating and cooling systems, sewer lines, and irrigation sprinklers.
• Cutting and planting of lawns, trees, and shrubs, and watering and fertilizing of the same.
• Lays pipe, digs ditches, trenches, and post holes.
• Does rough painting and rough concrete laying and patch plastering.
• Moving and transporting furniture, books, and misc. items from buildings
• Operates a variety of gasoline and diesel-powered tractors, snow blowers, mowers, and weeders.
• Maintains daily maintenance logs and work reports indicating time and materials used.
• Be responsible for all equipment, tools and other equipment.

Required Qualifications:
• Facilities, grounds and general maintenance experience
• PC skills
• Ability to document policies and procedures
• Ability to honor and maintain confidentiality
• Ability to self-motivate, manage tasks, and work independently with a minimal of supervision
• Driver's license
• Ability to safely lift 50 lbs.
• Ability to effectively communicate and work with staff and volunteers
• Ability to develop and maintain effective record-keeping and facilities management records
• Ability to supervise contract workers
• Ability to research 3rd party services and organize a summary with recommendations
• Ability to work flexible hours, including weekends and evenings on an as-needed basis
• Experience with plant management and HVAC systems preferred.

This position requires: strong organizational skills; the ability to manage multiple tasks efficiently; basic knowledge of office software; and, good communications skills. Spanish language helpful.
