Basilica of St. JosaphatJob Title: Director of Facilities
Introduction:
The Basilica of St. Josaphat, 2333 South 6th Street, Milwaukee, WI, a Catholic Parish in the Archdiocese of Milwaukee, was constructed between 1896 and 1901 by Polish immigrants, using salvaged materials from the razed Chicago Federal Post Office and Custom House Building. Its 220-foot soaring copper domed roof has been a beacon of faith, hope and service to the southside of Milwaukee and the entire Milwaukee area for 125 years. This Franciscan parish serves a diverse community. Its beauty and historical significance are unmatched. The Basilica was placed in the National Register of Historic Places in 1972.
Currently we are in search of a full-time Director of Facilities to join the Basilica team. The mission of this role is to support the Basilica of St. Josaphat Parish, St. Josaphat Basilica Foundation and the St. Josaphat Parish School through excellence in management of property, logistics, construction projects and activities.
Core Responsibilities:
We seek a dedicated and experienced Director of Facilities at The Basilica of St. Josaphat to be responsible for maintaining the Basilica Church and adjoining Rectory, Callahan Parish Center, Storage Garage, and Parish School (located at 801 W. Lincoln Ave. Milwaukee, WI) buildings, parking lots and grounds, and managing maintenance staff.
The Director of Facilities will supervise the tasks related to exterior and interior building conditions, mechanical systems (electrical, plumbing, HVAC, fire protection, security, environmental, safety), custodial, and event coordination. This position requires a team-player attitude, excellent interpersonal and communication skills, attention to details and project coordination. The Director of Facilities will have a clear understanding of and upholds acceptable business practices in relationship to Church teachings. The Director of Facilities shall have the ability to collaborate with and support the Conventual Franciscans of Saint Bonaventure Province, the Basilica of St. Josaphat Foundation, parish staff, parishioners, school administration, faculty, and school families.
The Director of Facilities will perform the following tasks related to:
• Inspect buildings' structures and exterior systems (stone, masonry, roofs, electrical lighting, etc.) to determine the need for repairs and renovations.
• Lead, identify and coordinate the planning of future exterior, interior building and site projects.
• Work with Parish/Foundation Building Committee to plan upcoming exterior projects based on exterior drone Condition Report performed on a five (5) year cycle. The last drone Condition Report was performed in April 2024.
• Oversee major and minor construction projects of buildings, mechanical systems and site.
• Procure and coordinate architectural and engineering consultants as projects require.
• Coordinate construction project bidding, negotiating and overseeing work of contractors.
• Track and approve payment of invoices. Submit invoices to appropriate party at the Parish, Foundation and Parish School for payment.
• Oversee maintenance and upgrades to mechanical systems (plumbing, fire protection (VESTA), HVAC, electrical and security).
• Update and maintain Basilica of St. Josaphat - Facility and Maintenance Schedule, 2026 (20 Year Plan).
• Develop and lead a preventative maintenance strategy and program to reduce reactive maintenance needs and prolong the life of facilities and equipment.
• Investigate the use of Preventative Maintenance software, including building component lifecycle to budget for future needs and spending.
• Coordinate budgeting with the Parish, Foundation and Parish School to assist with fund raising efforts for capital projects. This will include the upcoming Foundation Development Campaign for Basilica exterior restoration beginning in 2027 and running through 2029.
• Ensure compliance with local, state and federal regulations regarding building codes.
• Manage environmental, safety, custodial, and event coordination.
• Liaison to municipal agencies including but not limited to Milwaukee Historic Preservation Commission; and the City of Milwaukee - Dept. of City Development, Dept. of Neighborhood Services and Board of Zoning Appeals.
Key Responsibilities:
• Inspection: Daily inspection of buildings/grounds to identify, catalog and resolve maintenance and safety issues.
• Building Systems: Inspect, monitor, and maintain exterior and interior building conditions, plumbing and water, HVAC, electrical and lighting, fire protection (VESTA) and security systems, etc. to ensure safety requirements are compliant with current codes.
• Maintenance Plans & Preparedness: Review, update and maintain Basilica Campus and Parish School Maintenance, Security and Safety Plans. Review, frequently, with staff and Building Committee.
• Maintenance Staff: Lead, direct and manage Parish and Parish School maintenance staff to ensure that minor repairs, janitorial needs, and event setup and take-down efforts are met for buildings and grounds.
• Construction Projects: Procure/manage contractor bids in conjunction with best practices for facilities management and construction.
• Building Records & Logs: Compile, organize, archive and manage all building and grounds related documents, including historic information. Manage and log all daily activity, equipment performance, maintenance scheduling, service contracts, permits, licenses, building capacity, cost estimates, etc.
• Compliance with Codes: Verify and implement compliance with ADA Guidelines and standards, OSHA, NFPA, state and local building, energy and safety codes.
• Leadership & Supervision: Coordinate and supervise employees, vendors, consultants, contractors and volunteers as required. Chair Basilica Building Committee. Due to the Basilica's community prominence, have the ability to connect and interact with business and community leaders, and other stakeholders.
• Procurement & Warranties: Procure parts and equipment, manage equipment warranties.
• Claims: Consult with Basilica Director of Finance on safety and insurance related issues to log incidents and file insurance claims.
• Permits & Municipalities: Interact with local municipal officials to ensure permits and licenses are current and in order, and maintain up to date contact information with fire, police, alarm/security systems, and other vendors.
• Oversee: Execution of lifecycle of Contracts with Contractors, Vendors, etc.
Reporting relationships:
The Director of Facilities will report to the Parish Rector or his designee as it relates to Parish and Parish School facilities, and Executive Director of St. Josaphat Basilica Foundation as it relates to Basilica building exterior projects.
Requirements, Background and Education:
Background: The preferred candidate is a practicing Catholic in good standing with the Church. As with all parish employees, this is a confidential position requiring a high degree of discretion, organizational planning and performance of high-level administrative duties that require self-initiative, knowledge, judgement and tact.
Education: Bachelor Degree in Construction Management, Engineering or Architecture and a minimum ten (10) years experience is preferred. Knowledge of stone and masonry building construction, as well as experience in Plumbing, HVAC (chiller, boilers, hydronic heat, pneumatic and digital controls), electrical and security systems. Candidate will be proficient in software such as Microsoft and Google. Knowledge in Preventative Maintenance Software would be most helpful.
Physical Demands: The physical demands described here are representative of those that must be met by an employee to safely and successfully perform the essential functions of this position. This includes the ability to climb the ladder within the Basilica Dome to the cupola. Employee must be comfortable performing physical activities that require considerable use of your arms and legs and moving your whole body, such as climbing, bending, lifting, balancing, walking, stooping, kneeling, crouching, crawling and handling of materials. Using hands and arms in handling, installing, positioning, and moving materials and manipulating them. Ability to lift/carry up to approximately 50 pounds frequently. Physical mobility and endurance to perform tasks while standing/walking for long periods of time (60 minutes or more). Visual abilities required include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
Other Requirements: Candidate must have a valid Wisconsin driver's license and the
ability and willingness to commute/relocate: to a 15-20 mile radius from the Basilica.
