CATHOLIC CONSTRUCTION SERVICES, INC.

JOB DESCRIPTION

JOB TITLE: Program Manager

REPORTS TO: Director of Real Estate Development

PURPOSE: The program manager shall provide design and construction management guidance from conceptual planning through the completion of the project.

SALARY RANGE: E07/ $75,140 - $93,923 - $112,702

JOB FUNCTIONS:

The program manager will facilitate the Archdiocesan Large Capital Project Process, which is designed to guide the Parishes and Schools through all stages of the development of facilities, including:

Master Planning Conceptual Design Capital Campaigns

Final Design Construction Warranty Period

When feasible the project manager will be given a geographic territory which will establish the entities (Parish, School, etc.) to which the project manager will be assigned.

Responsibilities during the Large Capital Project Process include, but are not necessarily limited to:

Build an on-going client relationship with the entity staff and key lay people.

Communicate and manage the Archdiocesan Large Capital Project Process.

Develop and manage pre-development schedules.

Prepare Requests for Proposals.

Be familiar with, prepare and administer AIA and other related contract documents.

Develop project budgets.

Manage value engineering and investigate cost saving ideas.

Understand and manage the Archdiocesan approval process.

Schedule, facilitate and document construction meetings.

Manage the change order process.

Develop and resolve punch lists items.

Ensure all project documentation is properly secured and filed.

o Commencement notices

o Certificates of occupancy

o Certificates of completion

o Close-out documents

Resolve warranty issues and conduct an 11-month warranty inspection.

KNOWLEDGE, SKILLS, DEGREES, LICENSE, CERTIFICATIONS

Two (2) to Five (5) years' experience in development, design and construction management at a departmental responsibility level (Required)

Comprehensive practice in successful management of development/construction program. (Required)

Computer proficient in Excel and Microsoft Word software. (Required)

Bachelor of Science in Civil Engineering or Construction Management. (Required)

Strong written and verbal communication skills; bilingual is preferred with a good command of English and Spanish (verbal and written communications)

COMMENTS:

Evening meetings may be required.

The work week is generally 37.5 hours on a year-round basis; however, the position requires a willingness and flexibility in work hours when necessary to fulfill job responsibilities. Employee is subject to Personnel Policies and Procedures prescribed for all personnel.
