Facility Manager
SUMMARY/PURPOSE: Provides maintenance and preventive maintenance on equipment, buildings, and grounds of the Parish to ensure a safe, attractive and productive work environment for all persons, including staff and visitors, and to extend the life and appearance of these items.

WORKING RELATIONSHIPS: The Facility Manager interacts with the Pastor, parish leadership, volunteers, parish office staff, maintenance/custodial staff as well as various vendors and contractors.
RESPONSIBILITIES & TASKS:
• Creates, delegates and/or personally completes maintenance work order requests ensuring the delivery of excellent customer service, a safe work environment and a consistent diocesan image.
• Supervises maintenance/custodial staff.
• Prepares for and implements Parish activities, to include the daily setting-up and breaking-down of tables and chairs in the spaces throughout the Parish.
• Walks the outside of the property daily to collect loose trash/debris, blow leaves, and in general terms, police the outside of the building. Removes or contract removal of snow and ice from sidewalks in front and on the sides of the Parish.
• Cuts and plants lawns, trees, and shrubs and watering and fertilizing of the same.
• Moves, loads and unloads furniture, boxes, supplies, equipment and tools within and outside of the facility. Accepts deliveries to the facility on a daily basis transporting same to desired location(s).
• Performs custodian duties as needed, i.e., mopping floors, vacuuming, cleaning windows, stocks inventory, removing and consolidating trash, etc.
• Practices safe work habits and safety precautions when performing maintenance tasks and functions. Complies with all OSHA safety regulations.
• Uses a variety of hand and power tools and material handling equipment in performing duties.
• Reads and interprets equipment manuals and work orders to perform required maintenance and service.
• Diagnoses/troubleshoots problems, replaces or repairs parts, tests and makes adjustments. Performs regular preventive maintenance on machines, equipment, and Parish facilities.
• Ensures proper functioning of air conditioners, heat, lights, doors, locks, etc.
• Performs various routine and preventative facility maintenance and repairs including carpentry, plumbing, trash disposal, electrical and painting based on skill level and experience.
• Maintains/creates routine maintenance plans and records.
• Performs all other duties as assigned or needed by the Pastor.
QUALIFICATIONS:
Qualifications include a high school diploma or equivalent with a Technical or Trade School Certificate preferred. A valid state driver's license is required. Other qualifications include two to three years in maintenance upkeep and repair including some plumbing, carpentry, and electrical; ability to perform physical requirements; good organization and problem solving skills; strong time management skills; be highly motivated and able to work independently; good interpersonal and customer service skills; basic working knowledge of computer software packages, and knowledge of procedures and practices, tools and equipment used in maintenance and chemical cleaning supplies.
WORKING CONDITIONS: This is a full-time position (35 or more hours per week) however, hours will vary due to work demands and/or emergency situations.
PERFORMANCE APPRAISAL: The employee is generally evaluated annually according to the appraisal process available from the Office of Human Resources.

WORKING CONDITIONS: Position may require lifting and exposure to chemicals, dust, dirt, and bacteria. Painting and ladder climbing may also be required. The position may require reporting to work before or remaining after regular office hours. Tasks must be performed according to the time frame provided so as to avoid the spread of undesirable smells, bacteria, rodents, and/or insects.
